We are offering two options for our new 4 Point Inspections.  Below are the key components of my 4 Point Home Inspection options.  The client can choose the option that best fits their concerns.

Option A:  Structural, Roof, Electrical and Plumbing – This is recommended for homes built before 1980. 

Structural

  • Foundation type and condition of the accessible portions of the foundation, including site drainage. 
  • Structure type and condition of accessible portions of the structure. 
  • Termite damage assessment.  My assessment is not in lieu of a termite inspection done by a licensed pest control contractor. 
  • Hurricane straps verification. 

Roof: 

  • Type, age and condition of the accessible portions of the roof. 
  • List defects. 
  • Verify gutters and downspouts condition. 

Electrical:

  • List location and verify condition of the main and sub-panels. 
  • Inspect a representative sampling of the accessible lighting and outlets.
  • List locations and functionality of the GFCI and AFCI protection.    
  • List location and type of smoke detectors and test accessible detectors using the test buttons on the units. 

Plumbing: 

  • List location and verify condition of shutoff valves, hoses and accessible piping. 
  • List location, type, size and age of the water heater/water heating system. 
  • List defects in the accessible portions of the plumbing system.

Option B:  Roof, Electrical, Plumbing, HVAC and Major Appliances – This is recommended for homes built after 1980. 

Roof: 

  • Type, age and condition of the accessible portions of the roof. 
  • List defects. 
  • Verify gutters and downspouts condition. 

Electrical:

  • List location and verify condition of the main and sub-panels. 
  • Inspect a representative sampling of the accessible lighting and outlets.
  • List locations and functionality of the GFCI and AFCI protection.   
  • List location and type of smoke detectors and test accessible detectors using the test buttons on the units. 

Plumbing: 

  • List location and verify condition of shutoff valves, hoses and accessible piping. 
  • List location, type, size and age of the water heater/water heating system. 
  • List defects in the accessible portions of the plumbing system. 

HVAC and Major Appliances:

  • List age, condition and functionality of the HVAC system. 
  • List age, condition and test the basic operations of the major appliances in the kitchen and laundry areas. 

Prices start at $375.00 (plus tax) for smaller homes and go up to $550.00 (plus tax) for homes up to 3500 square feet.  There will be an additional fee per square foot for homes built prior to 1970.  The inspection report will typically be generated within 24-48 hours following the end of the inspection.
